Dubai South, the aviation, logistics, and real estate development built around Al Maktoum International Airport, is entering a new stage of growth with several major projects moving forward simultaneously. The district is transitioning from single-purpose infrastructure toward a complete city, with housing, retail, and aviation investments totaling billions of dirhams.

The largest project is a mixed-use community spanning 22 million square feet, valued at AED 62 billion, being developed by Majid Al Futtaim. The community will bring homes, shops, and lifestyle spaces to Dubai South, anchored by a large shopping mall. Until now, growth in the area has centered on logistics, aviation, and early residential neighborhoods, making this the retail and leisure layer the district needs as its population grows.

A second residential project, HAYAT, is already under construction. The luxury community spans 10 million square feet next to the Golf District, with an AED 2 billion contract awarded for its first phases. Plans include approximately 2,500 homes ranging from townhouses to hotel apartments, along with parks, walking trails, a community mall, and a lake with lagoons. Construction began in Q2 2026, with first phases due for completion by 2028.

Aviation remains the backbone of Dubai South. Emirates has broken ground on a US$5.1 billion engineering complex spanning 1.1 million square metres, which will become one of the largest maintenance, repair, and overhaul facilities in the world. The hangar complex will service 28 wide-body aircraft simultaneously and is being built by China Railway Construction Corporation with a LEED Platinum sustainability target. Completion is expected by mid-2030.

Behind the large construction projects, Dubai South has been building support for existing businesses. A package for small and medium companies at the Business Park introduced rent-free incentives tied to contract renewals, payment deferral flexibility, and waiver of minor administrative penalties. Emirates NBD signed a memorandum of understanding to give Dubai South businesses faster access to corporate accounts and tailored banking services.

The development momentum at Dubai South mirrors its broader real estate market performance. DXBInteract recorded 40,022 rental contracts registered across Dubai in June, the highest monthly total on record, with Dubai South ranking as the best-performing location for the fourth straight month at 2,869 transactions worth AED 3.3 billion — a jump of 111 percent in volume month on month.

“Consistent monthly performance is what moves a location from emerging to established in a buyer’s mind,” said Firas Al Msaddi, CEO of fäm Properties, tying Dubai South’s growth to genuine end-user and investor confidence built around long-term government planning rather than short-term speculation.
